RECONSTRUCTION GUIDE / FAQ

Reconstruction questions, answered

A loss brings a lot of questions. Find answers about preparation, decisions and repairs, then discuss the details of your own property with us.

01

Getting started

Can I call before I have an insurance scope?

Yes. Tell us what has happened and what information is available. The first conversation can help clarify the reconstruction stage, while coverage and claim decisions remain with your insurer.

Can I stay in the property during the work?

That depends on the condition of the property, the rooms affected and the work planned. Discuss access and occupancy arrangements for your project before deciding how the property will be used during reconstruction.

What if the property is a condominium?

Identify the owner, building or syndicate contact and the relevant insurance contacts. Clarify access, common-area arrangements, building rules and who is responsible for authorizing the different parts of the work.

What should I do if I want to change the agreed work?

Raise the change before it is carried out. Discuss the revised scope, cost, materials and effect on the sequence with the relevant parties so the decision is clear.

02

After the loss & insurance

Do you handle emergency inquiries as well as rebuilding?

Yes, you can call 514-333-2403 after a loss. Emergency cleanup and restoration inquiries can be directed to the main Metrospec Cleaning team, while Metrospec Construction discusses the reconstruction work.

Can rebuilding begin while drying is still underway?

Permanent repairs depend on the affected areas being ready for reconstruction. Discuss the status of cleanup, drying and any remediation with the teams involved before closing walls or installing finishes.

Will my insurance pay for every repair?

Coverage, limits and claim decisions belong to your insurer. Clarify the proposed repair scope, approvals and payment arrangements with the relevant parties. Optional improvements should be discussed separately from insured repairs.

What changes after a fire rather than a water loss?

A fire may affect several connected components and require smoke or soot cleanup and other preparation before permanent repairs. The reconstruction scope should reflect the assessed condition and work already completed, rather than assuming every component needs replacement.

How long will reconstruction take?

There is no single timetable for every property. Scope, preparation, access, decisions, trades and material availability affect the sequence. Discuss a project-specific schedule and any changes as the work develops.

03

Location and scheduling

How do I confirm whether you can take on my location?

Call 514-333-2403 or email service@metrospec.com with the property address or postal code and a short description of the damage and work needed.

Do you handle residential and commercial reconstruction?

Yes. Metrospec Construction discusses post-loss reconstruction for homes and commercial interiors in Greater Montréal. The scope and arrangements depend on the property.

Does being in the service area guarantee an immediate start?

No. Start dates depend on project readiness, the agreed scope, material availability, access and scheduling. Confirm timing for your specific project.

Can I call about a project elsewhere in Québec?

Yes. Our RBQ licence covers Québec. Share the municipality, property type and scope so we can discuss availability and project arrangements. A licence does not guarantee an immediate start or a fixed arrival time.

04

Kitchens and interior work

Can only part of the kitchen be reconstructed?

A partial scope may be possible depending on the affected components and how they connect. Discuss retained cabinets, countertops, flooring and finishes before deciding the replacement boundaries.

Can existing countertops stay?

That depends on their condition and the work beneath or around them. Removal, support, dimensions and compatibility with replacement cabinetry need to be considered before assuming reuse.

Can we upgrade the kitchen during reconstruction?

Improvements can be discussed separately. Different materials or a changed layout may affect cost, availability and the sequence; those choices should be agreed before ordering or work begins.

05

Bathrooms and repairs

Do all bathroom components need replacement?

Not necessarily. The reconstruction scope depends on the affected components, their condition and how they connect. Discuss retained fixtures, flooring and cabinetry before selecting replacements.

Can we change the layout while rebuilding?

A different layout can be discussed, but it may change connections, material quantities, cost and timing. Keep optional improvements distinct from the repairs associated with the loss.

Can you rebuild around an existing tub or shower?

That depends on the condition of the retained fixture and the repairs around it. The scope should clarify access, adjoining surfaces and the details where new work meets existing components.

Your situation deserves a conversation.

Call even if some details are still being worked out. Emergency inquiries can be directed to Metrospec Cleaning.
