FOR PROPERTY OWNERS / GREATER MONTRÉAL

Your property.A clearer way forward.

After a loss, it helps to know what comes next—and which decisions need your attention. Start with the condition of the property and build a plan from there.

UNDERSTANDING WHAT COMES NEXT

You do not need every answer before you call.

Metrospec Construction helps property owners in Greater Montréal plan and coordinate the reconstruction stage after property damage. The starting point is the condition of the affected spaces, the cleanup or drying already completed and the building components that need repair. We discuss the scope, material choices, access and practical arrangements with you and, for an insured loss, the relevant insurance contacts. Coverage decisions remain with the insurer. Changes and optional improvements should be clarified before they alter the agreed work. If you are still dealing with the immediate loss, call us: emergency inquiries can be directed to the main Metrospec Cleaning team.

YOUR STARTING POINT

Start where you are today.

01

The loss just happened

Call and explain what has happened. If emergency response, cleanup or drying is still needed, the inquiry can be directed to Metrospec Cleaning.

02

Preparation is underway

Keep track of the areas opened, materials removed and available reports. These details help define what needs to be put back.

THE PEOPLE INVOLVED

Know who brings which decisions.

You, the property owner

Describe how the space is used, your access needs and the finishes you hope to retain. Identify who can authorize work and how you want project decisions handled.

Your insurer or adjuster

For an insured loss, discuss the claim, applicable coverage and the approved scope with the insurance contacts. Clarify payment arrangements and any amount you are responsible for.

The reconstruction team

Discuss the proposed repairs, connected components, material availability and sequence. Bring new conditions or proposed changes back into the conversation before the work changes.

BEFORE WE SPEAK

A small amount of preparation goes a long way.

  • The property address, affected rooms and what happened.
  • Photos, reports and the available repair scope.
  • The status of cleanup, drying and material removal.
  • Insurer or adjuster contact details, if applicable.
  • Access arrangements, occupancy needs and important constraints.
  • Materials or components you hope to retain, plus any optional changes.

Keep these conversations separate and clear.

Repairs and improvements

Restoring what was affected and choosing a new layout or upgraded finish are different decisions. Discuss their scope, cost and timing separately.

Access and everyday use

Tell us who lives or works in the property. Room access, possessions, common areas and building rules can affect how the work is organized.

Changes along the way

Opening an area may reveal another condition. Ask what it means for the agreed scope, cost and sequence before additional work is authorized.

YOUR QUESTIONS

Before you begin.

All questions ↗
Can I call before I have an insurance scope?

Yes. Tell us what has happened and what information is available. The first conversation can help clarify the reconstruction stage, while coverage and claim decisions remain with your insurer.

Can I stay in the property during the work?

That depends on the condition of the property, the rooms affected and the work planned. Discuss access and occupancy arrangements for your project before deciding how the property will be used during reconstruction.

What if the property is a condominium?

Identify the owner, building or syndicate contact and the relevant insurance contacts. Clarify access, common-area arrangements, building rules and who is responsible for authorizing the different parts of the work.

What should I do if I want to change the agreed work?

Raise the change before it is carried out. Discuss the revised scope, cost, materials and effect on the sequence with the relevant parties so the decision is clear.

Let’s clarify your next step.

Tell us where the property stands today. We can discuss what reconstruction would involve.
